I think you should build a CV as you would for any job and mention your career in a general sense, with a little section outlining your own real estate experience in a limited way since it is fairly relevant.

You will want to develop a formal system for collecting rent and make sure you outline all rules, terms and expenses in lease agreement.

After you close I always provide a letter to the tenant outlining their current terms and assuring them that the security deposit has been transferred.

Your structure as outlined above, I can agree with, by having the LLC controlled by a Can corp will allow you repatriate earnings whenever you choose.  

I follow up those visits with emails to the managing broker outlining the benefits of the service and asking for an in-person meeting.Craigslist - I can work with agent in any market, so I've started putting up postings in the "real estate services" ads in other cities (though CL seems pretty hard-nosed about multiple postings!)

Our current idea is to simply have one guy buy it and write up a contract outlining the finances after the fact.
