When I was buying like you, I always ran properties by the customer service desk at my title company but I've been told that that's not normal for most of the rest of the country.I would get an O&E report, which costs about a hundred bucks.

There has been an irresponsible fad on real estate sites like BP for at least the last 5 years.Single family homes were now for suckers and everyone and their grandma has been attending syndication boot camps and coming here to write sensational posts and “success stories” on BP.You are about to find out who is an investor and who is a scam artiste.But don’t worry,the actual investors will be here to hold your hands and offer Kleenex through all the tears and blood.We all learn in this journey of life.No need for gotchas and “I told you so”...just life lessons we all learn at some stage.I wish you as little pain as possible over the rest of the year,brothers and sisters!

I expect this could last for many months and for tenants who lose their entire spring/summer busy season, I imagine they may not be able to pay rent or full rent for the rest of the year.

With the strict setting in place 48 hours after booking is made the guest isn't refunded even if they cancel.Real life example for 1 door;My pay out was about $800, but then the guest canceled so they get %75 of their money back, then airbnb will issue them a travel credit for the rest, which also ironically covered the transaction fee and occupancy tax.

We’re going back to the seller to see if she’d seller finance a portion of it, give her about a third of the contract purchase price at closing with an agreement that when we sell we pay off hard money and reimburse our carry costs, keep 10% of sold price as profit, and she gets the rest.
