There's numerous industrial and chemial plants several miles away and a lot of workers are from out of state getting paid great money and are willing to pay a bit more or split to have a nicer place than some of the basic trailers they usually set them up in.

I would find deals first and get buyers second.I have been contacted by numerous wholesalers, have given them my info and am willing to close, but I have never heard from them again.

May I suggest that you drive by the areas and check your route(s) to the subways or buses; check on numerous weekdays, as commuter patterns are somewhat different.

If you have MLS access cross reference that with reliable real estate data (news articles, studies, government agencies) to find where the hot areas are.I'd say it all comes down to knowing your market and your audience.
