I was having breakfast with a colleague this morning, and I explained that a seller I was working with had been told that his asset was worth $1-$2 million dollars more than I had calculated.

I sent out my first direct mail campaign about 2 am this morning.

I placed an offer for $5,500 not expecting HUD to accept the offer because it was more than half of what they wanted.Sure enough, the next morning I had an accepted bid.
