I was mentioning that I was looking for something to my friend and this is how I found out.I have to look at the numbers so I take this with a grain of salt. 

The property appraiser website only mentions 2 bedrooms but the house has 3.

You mention the market turning and you also mentioned being wrong about value due to street parking.

This is a great little area ,it’s got a lot going for it as mentioned above plus they have started work on the $500 million judicial Centre ,a little east of here towards twin aire and if you’re feeling brave and have good risk tolerance and cash you could look at streets north and south of English near Twin Aire .Good potential there ,it will take time though 

You did not mention what state you are in and that may make a difference on the answer you get. 

@Justin Zoeller  Seller financing will be good option  as @Grant Rothenburger mention or get a partner for next deal if possible.

If it looks like a good investment overall, you should be able to get an offer accepted and get in ot inspect during the contingency/due dilligence process (perhaps even needing to sign a waiver as mentioned above and wearing a mask).
