Projects include refinish hardwood flooring, bathroom and kitchen facelift, tile shower, install can lighting, etc.

I am working on streamlining ordering items for house flips, like light fixtures, cabinet pulls, etc.

We went with a fairly light rehab, $17,000, and issues kept popping up.  

 ( outside )  Sure they light up  and smoke a bit but in about an hour the sludge is gone .

You have a budget, if $1000 is the fixture budget for that light, buy it. if the budget is $200, then find a $200 light.

Im not sure how true that is that's why im hoping someone with experience can shed some light for me. 

Additionally when you encounter a bad tennat they will make you pay, lights on 24 hrs, water running non stop, stove used to heat the unit, windows wide open all winter etc. etc.Never buy a multi that does not have separate utilities.

The smell was pretty light, but I noticed it.
