Not sure how the eviction judges are in Tarrant county........I am mentally scared with these evictions and hope it doesnt go that far in my case.Any lessons learnt from the process might help others like me...Thank you for your help.

So, there are two lessons here when looking at turnkeys a) keep looking at deals until you find what meets your goals and b) there is positive cash flow even after hiring a property management company.

What exactly have you been doing in regards to dealing with this delinquent tenant for a month.You have a major problem, a extremely arrogant tenant that needs to be taught a serious lesson.

If they are good tenants and you want to keep them then lesson learned and hopefully you can trust them more in the future.

But lesson learned to buy the next property vacant of tenants, and put tenants in there that are approved and vetted by me, and not the old owner.

I offered less % on the super star amazing, no-brainer deals and more on the base-hit type deals. 

I've already learned a valuable lesson in investing in small mutlfiamilies - including what happens to the security deposits in the initial offer.We close on a duplex next week and I was under the impression we would receive a credit for the security deposits at closing.
