Currently the kitchen has hardwoods and the living room is carpet so there is a break 3 feet off the island.

But, I don't think I really saw increased rent on those upgrades because 1) the kitchen also needs to be updated2) the bathroom wasn't completely remodeled so it feels a bit incomplete The kitchen is too expensive to remodel and update. 

I been a kitchen designer for 15 years, and 9 months ago I went freelance to have more time for my dream, which is real estate.

I've been a full time real estate investor in Columbus for about 2 and a half years now so let me know if you ever have any questions (and if I don't have the answer I most likely know someone who does).  

It's in Covington GA and the repairs should be minor (paint, kitchen, windows, etc).

This is our first time doing an FHA 203K we are not doing any updates to the kitchen nor the bathroom just making sure the house is functioning running new electrical wire, repairing plumbing, back stairs, doors, few windows, painting, roofs, garage doors, finishing wood floors, and cleaning.  

It is a 4BR 3.5bath; has basement finished with separate kitchen. 

That's steep for a beginner and part-timer.  

Now what was the 1 stand out piece of advise that you learned and would pass on to other first timers?

Cling onto the old timers that are successful.
