If you don't feel comfortable there, you can find a smoking hot deal and look for a partner to do a joint venture with.

It's worth noting that in most construction projects, the significant construction item is often only 30-50% of the actual material cost of installing that item - i.e. drywall sheets cost 15 bucks per but you also need corner bead, tape, screws, joint compound, sanding screens, etc to install and finish it.
