My investigation found 3 not one bankruptcy filed and 3 eviction filings with the local magistrate and 30 to 60 late on car payments...not a good track record...   

Each deal he goes over covers expenses and he explains up front that investing in real estate is not a get rich quick scheme, but takes hard work and lots of investigative work on your part.So I figured it was destiny that I found my way here and I have what may be a very Noobish question to start off with. 

One got a C&D and the other is under investigation. 

@Byung Kim@Lawson Hudson III   Google Joe Kaiser  state of Washington tax overages..many states and counties have totally cracked down on this practice.. its very difficult.we did a little of it were its legal.. but the one's who can make it work are the folks that are private investigators with all the tools.. folks like you just starting out have basically zero chance.

Then, take a second pass, read between the lines, and look back through the deck with an investigative eye.

@Eric H.If i investigate 50 cases on average20 will come back eligible (has real property or meets my criteria )Out of those 20 I crack on average 9 to 12 cases.

I have spoken to Matt and have done some investigating as well and how you explain it makes perfect sense.  

If you have not already done so you need to investigate other nearby markets. 

They do not have any plans to further investigate.
