The market has seen a lot of national hedge fund investors that are buying up markets which will decrease available inventory and increase property value. 

I currently own 3 single family rentals and looking to increase my portfolio. 

Increase the potential of buyers to sell the contract to and quicker (more presentable) 2.

The answer of course is to increase both my income and network through real state sales!

Hey All,The question I have for all you self managing landlords today is, does anyone have any good tips or tricks (I don't mean actually tricking your tenant) into a simple and stress free way of having them sign a new year lease with slight rent increase about 2.5% Ive been doing this for years now and Ive just come to the point where I'm tired of hearing the same old "Oh well we are going to probably be moving" or "This is broke, I need a new stove, bathroom, car..."

Your thanks for letting someone in this position live free for two days or two weeks will be a big fat lawsuit from the next tenant that wants the exact same treatment and you say no.  

Other parks in the area are getting $250/month with no amenities so there is definitely some value-add by increasing the rents.Rental demand is very high in my market and I could see rents increasing in the future. 

According to what I read online, Keen State in NH has declining admissions, Plymouth has been stable, and UNH has actually increased.

Have rents increased due to rehab and if so how much?
