Can title company prepare all paperwork for the lien or should I use my own real estate attorney?

There’s other contingencies you can use too, financing, feasibility, environmental, neighborhood review...Have your DD start the 1st business day after they provide you with all the documents, P&L sure, but also you’d want title docs, details on mechanicals like age, repair history and warranty status, insurance claim history for the last 5 years, every scrap of detail on any pending claims, zoning use confirmation from relevant govt entity, copies of all docs they have received from any govt authority related to the property for the past 5 years... there you’d be looking for code violations, notices from EPA or fire marshal, etc.

Then close on them with your local title/attorney's office and make sure the change is filed with your county (the closing experts will do it).

How do you transfer title when the person is incapacitated?

We have the 10% necessary for a deposit, and our lender/title company has already said they could close for us in the 15 day window. 

I could be completely wrong about this but the units are all identical so I could just appraise one and offer the same amount to each owner (I'm aware some individuals will want more than others). 

As a seller - i sent a demand letter to the title company for the Earnest Money and the buyer objected to that saying that they were within the 25 days period and that the seller doesn't have any legal grounds to not release the Earnest money.The title company contacted my agent and told her to ask me what I plan to do next?
