I'm a 1st time home buyer/investor in the making, looking to purchase my 1st house hack. 

My wife and I purchased a duplex a few months ago to house hack and inherited a tenant that has lived here for 10 years.

Is the best option to change plans and try house-hacking somewhere that is a commute away from NYC?

@Daniel MarkhamYou would certainly not be the first (or 50th or 100th) person to do individual leases per room -- otherwise known as house hacking -- in Colorado Springs. 

In the interim, we are seriously considering selling our current home ASAP and house hacking a multi unit rental where we live in northwestern Maryland (about 45 minutes from Baltimore).

While living there I house hacked 2 rooms at $750 and $800 bringing in $1,550 and living in the master bedroom.
