You have to be very careful with your numbers in areas like that since the rehab costs are often steep because basic systems (plumbing, HVAC, roof, etc.) are often gutted and you have to consider that property taxes in these urban areas are usually astronomical with very difficult, off the radar tenant pool (hard to track incomes, criminal records) who have a lot of experience working the system to stay under a roof.

Last summer I had a gut feeling we topped out in the USA,and sold my only Real Estate position as well as mylong positions in all stocks that don't do wellduring a downturn.After 15 years following and studying markets,I just placed my 1st shorts, and they are alreadyappreciating in value, as the market goes down.Zillow is in trouble, our mortgage broker just gotlaid off, and our RE broker, changed firms.Besides converting to cash and/or gold,shorting stocks, how are you hedging?
