@Jerel Ehlert thanks for the insight that pretty much nails this down then and I have a full understanding thanks for the heads up it is actually a relief in knowing that I can just go on a month to month even though they marked those out and still exercise terminating the lease with the tenant upon notice.

2nd piece is the house hack...We think best course of action would be to have an investor friend we know buy the house in cash, once we are done with renovations, we then take out a full mortgage on the house to cover whatever he paid for it and then pay him back with some interest.

So i sent her a demand letter and on 9th oct i filed a small claims case. 1 day later i got a check with $1800 deducted from the deposited and a long letter full of lies saying why shes deducted.

I would either charge the tenant 40% of the monthly utility bills or get a estimate of a full past years utility costs and increase the tenants rent by 50% of that cost.
