I agree with Marcus...I have found that house hacking is the #1 ways that people have started in real estate in Milwaukee and if you are able to use VA, even better.

Due to horrible, and I mean horrible property managers in the area (the one known as being the best admitted to me she recently had an employee steal over a million from landlords and she didn't think it was her fault), I decided to hire a family member full time to start managing properties for me. 

I would also stay away from people just starting out, its hard being a 1/2 person operation with a low unit count.Best of luck!

As for the Media scare, I saw one news article touting a $100k special assesment on a HOA and when I pulled up the building the average cost of fire sale condos are $3M TO $5M and part of the special assesment was to cover new unneeded landscaping. 

Then I started listening to BP podcasts and other real estate investing podcasts and became interested in investing the money we have to work for us.
