Plus I have dowloaded all the free material and purchased several books.

The book "Finding and Funding Deals" which you can buy on this website is a great way to learn about how to find investment properties.

I recommend J Scott's book on negotiating real estate and Chris Voss's book "Never Split the Difference".

If you're considering a mentor I would try to not think about how much money they charge, do pros and cons of a few that you like (excluding $ amount), pick your favorite based on the value they bring, then factor in the money.

So i've been reading a couple of books on real estate investing and get an overall sense of " get off your butt and start doing"  The current book i'm reading is by Brandon Turner " the book on rental property investing" Great book and I feel like it's giving me a good path forward towards starting investment in real estate. 

Also grinding through Quick Books to update for our 2017 taxes:-( 

Especially after hearing that podcast on Long Distance Investing by David Greene (just ordered his book as well), incredible episode. 

I do have all of my paperwork ducks in a row should it come to that, I'm just trying to make sure I do everything by the book.

Over the years I have wanted to sell the property as I didn't realize what a great investment it really was until I picked up the book, Rich Dad, Poor Dad, and read more about real estate investing.
