I believe the cash flow/yield in many of those areas(maybe all of them) would be better than in NYC.You can expand your search into the less commutable areas, but if you can stay a little closer to home, there’s value for those occasional property visits you might choose to make.

Occasionally they do at the end but usually it's one side wanting to change the terms at the table and the other saying no.

I'm all for expanding to new cities 1 by 1, but location agnostic REI (any city at any time) seems fraught with risk - I mean, you might occasionally get lucky but man, you can also get swindled big time.
