This is by no means to brag but I am living out my vision of being business owner, building long term wealth at a young age through real estate and having the freedoms to create my own schedule and building for the future for myself.

There should be no point in time when you are working together and agreeing on the future of the business.  

Hey @Peter Hendriks, condotel's can work, but don't expect it to be very profitable if at all.Like @Mark Munson said, financing is tough on those.

Have them walk current or finished projects to get an idea of what they might charge for future projects.

The longer the restriction, the higher the amount of vacancy I would expect.

What kind of % discount on premiums would be reasonable to expect?

I am interested in the creative finance ideas and finding off market deals for my future deals. if anyone has any advise for someone in my position I would love to hear from you. hope everyone on here has a great day!

That's the one big red flag I see, other than potentially negative cashflow in the future.

Does it really need to be replaced to pass a future inspection or does it just need work or cleaned?
