That falls right into line with some of the articles on here which suggested around $180/m per house.This house is in good condition and I still result with a fairly high budget.After all of my expenses (mortgage, taxes, insurance, maintenance, vacancy, pm, lease fee) I am left with a Net Cash Flow of $180/m.

Step 1 is ALWAYS downloading your state and local LL/tenant laws, putting them in a three ring binder and reading and knowing them.Step 2 is taking Fair Housing Training, either on-line or in person, so you do not violate the law and get sued.

I feel this strategy will work best for me since I can continue to recycle my initial working capital over and over again which will allow me to scale quicker.The end goal is to have a large cash flowing portfolio which I'm prepared to work full-time at to ensure that I succeed.
