(First time home buyer) after months of settling in and updating the rental apt, we just put a tenant in the second unit this month. (10 months between purchase and rent income) we are getting $1300 per month for the 1 bedroom.

If I see appreciation, taking home equity out is always an option but this is far from a given, especially how late in the cycle we are.

We are in the process of buying an REO in NJ.

We are starting to look toward small multifamily also.

We are always on the lookout for other opportunities.  

I enjoy learning about different investment strategies and ideas and I am here to network and meet new people that I can learn from. 

I don't recall that they cover these types of things under normal wear and tear or typical break down. 

My husband is a contractor and we have completely renovated two homes one we lived in for 10 years and sold and the second being our current home, which we are considering selling to be able to invest in the real estate market.
