My guess is this is motivated by 3 things:- Travel and bookings have got to be way, way down.

FB ads/marketplace proved far more efficient than craigslist/some of the other platforms I've used for rentals in the past.

I think I am more of an operations person, as I often find ways to make processes more efficient.

So you find a deal with a  motivated seller.

Any advice on doing due diligence efficiently? 

The distressed motivated homeowners are the ones that are harder to find but still possible.

Specifically it needs some old wooden windows replaced with energy efficient ones, an HVAC overhaul, and gutters added.

Can i ask the seller (seller is motivated to sell, just dropped 10k) to get the units permitted?

This is a very easy and time-efficient way to pool money without a security exemption if you can do it.There seems to a trade between how much control you’re willing to give up and the amount of cash you’ll have access to.
