I have a management company handling my houses and I have not missed a rent payment from section 8 in years.

It sounded like two separate payments.

In my experience, my investors who expect to get in/out of the deal quickly don't look at rate as they'll be in a deal for 2-4 months and the benefit of no up front costs saved by paying no points far outweighs the difference in monthly payment from the higher rate. 

Me and my wife have saved a sizeable down payment and have a little money set aside for business emergencies as well.

These are resort type though and probably the outer edges of cost for most parks. 

I hacked the house a few years ago to help with mortgage payments.

There are so many people there that have been in the real estate game for a long period of time and they can really help you cut through the noise.There is a really good meet up that you can find on BP that meets once a month as well that takes place at the ivy in Buckhead.
