Where can I find lenders that just base approval from the numbers in the deal, not off personal credit ?

Now I will be having to put some things on credit and put a lot on risk to take this massive action, and I know to do this i need a mentor/program like these guys.

There are some very impressive people/projects that are willing to use IRA money you just need to look and never be shy about requiring/requesting and exhaustive history of how well they've done.As a borrower, my self-directed investors a slightly more expensive than institutional money for construction, but infinitely less headaches. 

If you're thinking about conventional/bank financing, they'll look at your monthly expenses to determine what you can afford (rent + car/student loan payments, credit card payments, etc.).

I graduated from the University of North Texas (UNT) in May 2018 with a BBA in Finance, and I started my first full-time job as a commercial credit analyst in June.

I've been a Police Officer for about 15 years, I'm married and have 4 awesome tax credits.....er, children, and no pets.

You can collect applications but don't do the paid services like credit and background checks until you own the property. 

Their credit should be clean enough now to buy.
