Hi All,I have done a lot of research on the reasons for getting a trust and have talk talked with my family but wanted to get my fellow BiggerPockets friends and connections opinions. 

Hi - looking for actual verifiable info here (links would be great), not just opinions. :)We are doing a rehab in California and today (after getting signed off on everything last week) a building inspector just waltzed in the front door (no knock) and said he was there to "inspect the copper piping."

In my opinion, it's either hard to sell or won't appreciate that much, and yes, vacancy is higher.

All different flavors of ice cream out there.I have seen some buy to hold and said they would never sell but they had a compelling reason like an offer that came in (knocked their socks off) it was so good or they wanted to recapitalize for more existing property acquisitions or new development projects.If you study business it is mainly about PERCEPTION and MARKETING.

Due to the millions of opinions about seller financing I am having trouble answering my own question for my circumstance.

I would love to hear different opinions/advice just to see if my thinking is somewhat correct.I'll keep it short and on point:I own two homes free and clear.1.

Thanks so much for you input, my gut was telling me to wait and hold but I needed another opinion.

(decent deal in a HOT Chicago market) but the home comes with some violations from the prior owner, they are 10 and 5-year-old violations, my attorney believes should not hold up closing, my mortgage broker has a different opinion. the total to cure violations is about ~30k-40kMy lender misleads me from the beginning of the transaction, leading me to believe I can purchase the property with conventional financing and 10% down, he knew the property had violations.

In my opinion, you can only read so much before you need to just jump in!
