@Tiffani Crenshaw,I feel your pain, we have 1 owner in our preferred neighborhood, that owns about 15 houses-- all the POS crappy ones that look like no one gives a crap, boarded up windows, trees growing inside/along side of them.. those are his..   

He clearly stated he didn't want me to come down, then tried to use this naked crap to dissuade me from coming down.

And they have, (although they left a lot of crap, they did move out on the last day of the month, and they left keys on the counter, and when I texted them to ask if they indeed were out, they said that they were.They gave me a great deal of trouble about letting me show the apartment, but when I pressed them, and informed them that it was a violation of the lease to deny me reasonable access with 24 hrs notice, they would, at the last minute, say, "Fine".  

That means appraisals are a complete crap shoot.Its doesn't look that bad. 

A lot of experienced bpers are advising cheapest crap for improvements.

A lot of people push this LLC crap.

I just read the specs on Durock and it says not to lay vinyl on top...I'm assuming they are referring to that thin vinyl sticker crap? 

I just listened to episode 100 of the podcast and I know Josh Dorkin gets a lot of crap for what he says about gurus, but I found myself nodding my head over and over!

Honestly Ringless voicemails is worse than DMM.I don't know about you all but I would be so pissed off someone just autoblasted me with with voicemails not giving a crap how annoying it may be or not.Now imagine 300 investors using ringless voice mails. 300 messages to shift through OMFG.
