I can see the upsides of no debt and a lot less risk, with higher Cash flow every month but not sure if this is a mistake and I should take the money I have and try to buy a couple places at the same time and finance them. looking for advise from experienced investors out there.

Before I started learning from BP and some other places about 5 years ago after having a couple major medical problems that made me bedridden ever since I turned 54 (I'm now 61) I have spent most of my time learning about real estate investment but I would like to hear about Partnerships and raising money to invest in real estate. 

This couple’s situation is, wife does not work, and the husband does.

I seriously believe there are some other underlying issues with this couple.

That coupled with efforts to revitalize the city make me optimistic that while the city isn't growing [yet], it probably won't be shrinking anytime soon either. 

You'll learn the same stuff, if not more, applying that money to a down payment on a property, and then you'll still have the property at the end, with the mentor program you'd have nothing.Anyway, I can recommend a couple of real estate specializing attorneys in Rhode Island I have used for multiple transactions, and will PM you their names/info.
