After a couple of months, I called a few times because I was in a pickle at the time and I felt they helped me out by coming quickly and charging a low price.  

It may be that you are charging too little for rent, and can resolve the problem by raising rents.Negative cash flow isn't ALWAYS bad if it is temporary. 

I have over 30 properties, each owned by a separate LLC and each with their own bank accounts and debit cards. 

But I would say they will probably charge you at least a few hundred dollars for it.

C class areas can see up to 5 weeks but that can be drastically improved if you play your cards right.

Also, saying that you need to get the concrete done anyway and don't have that kind of cash on hand leads me to believe you might want to think about getting some stronger cash reserves or your own lines of financing before proceeding; I've got credit cards with credit limits double that, where I could self-finance those kinds of repairs if necessary, but that's not a big enough hit that I'd have to worry about taking out loans on paid-for houses. 

My bank never charges for them.. but because we do so much wiring and they do this extra work I don't mind paying 15 for a wire.. but I get a lot of extra service that no other bank would do.If I am running I can e mail them closing docs they will have them printed out for me..

We charge each guest a 10$ cleaning fee and look at that money as extra income.
