I even had some that got jobs as lawyers and continued to stay for several more years after graduation.If you can market directly to the grad students, then you can avoid the undergrads, which are horrible high-maintenance noisy party-animals - except the undergrad engineering students, in my experience.Grad students are smart, resourceful, and reasonable to deal with in my experience for the most part.  

The carpet is odor-stained with animal urine and needs to be replaced.

I love animals however, accidents happen and therefore no pets in our rentals.
