If you pay off your primary residence then you lessen spousal objections to whatever the *next* investment is.

I think a lot of people will disagree with my approach on the last part b/c I keep a high amount of money tied up in equity, but It works for my long-term vs. short-term objectives.

Once I got solid repair estimates from trusted contractors & subs & performed an objective comp analysis I renegotiated on the dilapidated property.

Then as the cycle starts to recover the bat stays the same but the object to hit gets smaller and smaller such as a baseball and now a bounce ball.The chances to strike out are greater.I am looking to do deals now in commercial but only if it makes great sense.
