I was thinking if someone put $20k as a down payment would the sale price on zillow reflect only the financed amount (sale price minus down payment).

No, pretty sure you still need to talk to them about it.When I inherit a Tenant who still has months on their original Lease, I have given them my own Lease to sign, but it reflects the same end date as their current Lease and is pretty much the same anyway.

However, we have it understood now that since the deal itself is not contingent upon financing, there needs to be no language reflecting such in the contract.If you have that sort of understanding with both the wholesaler and the title company, I don't see a problem.
