While reading J Scott’s Book On Estimating Rehab Costs I transcribed his from $X to $XX estimates into a numbers spreadsheet so in theory you could walk a potential rehab and plug in square feet of flooring, linear feet of gutters, number of outlets etc etc and get a high/low rehab cost estimate for your own SA or to check against contractor bids.

Bathroom remodels are typically a standard price that you can plug and play.

Pull the plug.

@Byron Turcios there are a few really good wholesalers in the Chicago market, and the reality is that the good realtors are also plugged in with them.

Spell out things like no window AC units, no plug in heaters, no swimming pools, no filling of RV tanks with water, no electric or gas use for business or commercial purposes (lest they setup their business in your garage and use your "free" electricity and gas to fund their business), etc. and put them in the lease.

I’ll keep an eye out for virtual meetings, and your plug for looking through the forums is something I’ll certainly keep exploring.

Anyway, plug in the revenue and expesnses for both models. 

If it goes as budgeted on paper I will be pulling the plug on a second within 4-6 weeks.My question to the resident experts is how many days before “go live” or closing do I have all these accounts set up so when I close and the properties are cleaned and licensed I can start advertising?
