@Ben Grise and i definately agree with talking to local landlords (thus expanding buyers lists) that being said, i dont know much about ball state market, but definately contact the school for #'s on how many students are year round.

Wholesaling is a lot different than buying tax liens/deeds, which is also a lot different than a waterfront cottage (which may not be an investment if it's not generating cash-flow for you).There is certainly a lot you can do with $200k, but you need to define what your end goal is.
