Help from a land newbie!
I am a fix it up and flip/rent guy that has some raw land landing in my lap through an inheritance. It is 6 acres in a good location almost walking distance to a mall. There are apartments and condos on the street although mostly houses. I know I need questions and answers from zoning, utilities, builders but my question is..........Is there a formula that most builders use per acre as far as how many units can fit? I don't know if I want to develop it as I don't have experience in that but it is free and I want some knowledge! It does have city water/sewer, it is wooded and overgrown. I don't even know my options with this!

Tony what the land is now doesn't really matter. It is what according to the land use plan says they want to go there over the next 20 to 25 years.
You have a current land use map and a future land use map with the county or city if in city limits.
Well if you know what you are doing you aren't giving away anything to a developer. You are getting a maximum price per acre based on knowledge of knowing land development.
The developer will give you every single reason why they cannot pay a penny over xx price. You have to validate everything they are saying to see what is real and what is puffing and then counter them to get the price higher.
