Help from a land newbie!

I am a fix it up and flip/rent guy that has some raw land landing in my lap through an inheritance. It is 6 acres in a good location almost walking distance to a mall. There are apartments and condos on the street although mostly houses. I know I need questions and answers from zoning, utilities, builders but my question is..........Is there a formula that most builders use per acre as far as how many units can fit? I don't know if I want to develop it as I don't have experience in that but it is free and I want some knowledge! It does have city water/sewer, it is wooded and overgrown. I don't even know my options with this!
