Both units are decent unit 1 and 2 need a light rehab just a lil outdated so i will be doing renovations after the leases end so i can get a higher appraised value in august with new rent rolls and the light rehab changes zillow and redfin says i can get 215k max im hoping i can get the value up to 250k by the time im ready to cash out refinance with inflation and low supply and moderate to higher demand im hoping the market keeps appreciation. i got a hard money loan for this duplex it was my only option as i graduated highschool in june of 2018 and went to trade school in sept 2018-  november of 2019 i started working shortly after and in march of 2020 i got laid off.

Lights on, blinds open, vacant home, pets removed, beds made, dishes put up and all the other things we want done to sell the house.I have no idea if the appraisal was biased or not, but get 3 appraisers to measure the house and they all come up with different sizes.....pictures or no pictures.

Hi Whitney,Talk to an attorney local to the property.You might be able to get a financial judgement (trebled).Step one might be to get three bids on (comparable) replacement systems.American Standard, Bryant, Carrier, Lennox and Trane are names of some furance and A/C (HVAC) manufactures.And realize a new furnace A/C (HVAC) might force you to change the thermostats too (or not).Trying to figure out costs on this yourself (with any resprayed insulation up there) might be pretty tough, (plus you have to buy whatever new refrigerant is required in your area--and the new stuff can be very very expensive).You might be able to pick the brand you like best, or the one fastest installed vs the cheapest...ask an attorney.Also, in a financial judgement, you have to collect...lien their wages or bank accounts (to the extent you are allowed to do so by THEIR Locality).
