Bridgton ME good for STR- Help!

Hi! 
my best friend and I are looking to buy our first investment property in Bridgton ME. It’s close to Shawnee Peak, lakes, hiking, a drive to sebago and 40 min to N Conway and Portland as well as Sunday River (50min). 
Rentals look all over the place as far as bookings. The home is 250k and brand new. Is this a big risk or a good area??
