A friend recently had a tenant through the tenant's agent want to buy their house, and it fell through even with the agent involved as the tenant didn't qualify for the financing. 

I'm putting together  a development that contains 300,000 sf of building, 200k of which is being approved for historic tax credits and all qualifies for empty building.

(For example, much lower fees, much more skin in the game, much more experienced sponsors, etc.).

dual source of repayment.. you and the tenant.. the risk in money comes when the fed's require banks to make loans to those that do not qualify under normal circumstances.. the CRA really hammered banks and lenders..

But to use it for qualifying income, they require those people to be related.

I have a break-lease fee equal to 2 months' rent in the ones I self-manage, which actually deterred at least one tenant from leaving months early, but I will also work with them if they have been great tenants and allow me to advertise and find qualified replacements to take over when they leave.
