I just got my first rental condo.

Young single guy, a condo would be nice but another multi family would be even more ideal.

We only recently moved our target to househacking a 2-4 family (initially we looked at getting a condo, really liked SoNo). 

The example has a woman who is a Widower and lives in a 3 Bedroom regulated apt, but was not asked to down size after her family reduced in size.In defense, however, I would ask how often does this happen?

House hacking is a great idea and there are some decent places that I would consider finding a 2 or 3 bedroom on the island. also consider looking out in Jersey, PA or the Hudson Valley.
