Filing the eviction immediately could harm the occupants' chances of getting a rental unit; they have been through foreclosure already so credit rating will be terrible, and eviction is frequently an automatic rejection for landlords.

I'm also assuming (if you're like me) that making periodic trips to check-in on your rental is fine, but frequently trips to check-in on a rehab project makes far less sense.

If not, then you may end-up removing sections of subfloor.We've had a post dog renovation (after 9-years) that required a full gut to the studs and slab and a complete rebuild of the apartment to get rid of the stench.In the future, either do not allow pets or check-in on your tenants more frequently.
