Similarly, ski hills are now working to attract mountain bike and trail running events, folks festivals, etc during their off season to increase revenue.I am certain some are good investments, but many are one poor season away from failure.

Drop your rent to $575 - $600 ... still above the market average, but a better chance it will fill and attract a good tenant.If you are priced above the neighbourhood, you are going to get a disproportionate number of the desperate and unprepared ... neither of whom excel at paying bills and taking care of things.If you drop your ask by $75 - $100 and find a good tenant versus sticking at $675 and remaining empty for another 1-2 months, it will take you 6-months to recover the lost rent. ... and remember, there is a higher chance your $675 tenant will become a problem by then.

Low-income neighborhood and lower price point has attracted FHA applicants ... and all the FHA hassle that goes with it. 2 buyers fell out due to finances, 1 buyer backed out after the 25 page FHA inspection painted a picture of a house that deserves demolition.

I'm talking about the Heights, Midtown, the Montrose, basically anything west of downtown inside the loop.There are a couple of faded glory neighborhoods inside the loop that are attracting attention with developers.

You could probably leverage your writing skills to attract people to you through a great website or FB page to find deals, BUT you'd also still need to learn the numbers and make relationships and find the deals to actually PROVIDE to those people in your sales channel you've worked so hard to create with your awesome writing skills.
