The fact that it loses money is somewhat mitigated by my tax savings at year's end (I have RE professional status).You just have to keep in mind that although there's a lot of tourists to the area a lot of them are cheap bastards that gravitate towards the lowest fares out there, and there's so much supply especially in the last 2+ years that it's a serious race to the bottom as you're competing with people who bought at $150-200k 10-15 years ago, never fix up their place and don't care if they rent for $99/night.

Oh boy... such near sighted people on here.

I see a lot of people with experience in mobile home park investing on here, and hoping someone wants to give their $0.02.I am in Austin, TX, and like many other places seeing explosive growth and prices driven sky high, 50-100k over asking for SF homes etc.

The market is always strong because of the growth there as well as diverse people who travel in and around there with the Military, space and rocket industry, as well as many other tech jobs. 

That's were alot of people are succeeding. 

It's a tough job to do and there are only so many people willing to do that type of job.

There is no system that will deliver you a consistent stream of highly-motivated leads and if there was, it would cost more than you want to spend.Most leads are not as bad as people think.

I recently heard David Greene’s horror story about a short term rental license going bad in the north Miami Beach area (inspector looking for issues to pick at with the property and tagging the property for issues to avoid granting a rental license), and I was curious about people’s experiences in unincorporated Miami Dade. 

I'm looking to purchase my first short term rental in an expensive market and was wondering about how many people are able to manage their own properties even potentially clean, fix them.
