Now the values have dropped so much that in order for a short sale to work the bank has to take a massive hair cut.We have changed the focus of our business to lease options and that is starting to work rather well.

I picked up a couple of books and already finished one - ABCs of Real Estate Investing is a good newbie book if any other newbies care - easy read, and provided some basic guides to determine property profitability, though you can probably find the same info on this forum in one form or another.

What he does do is make all of the calls, set up all the showings, and connect the link from lender to closing company…..basically keep everything moving.

In my experience, the difference in rental rate will range from $50-75 for a low end unit, to $100-125 for a mid to upper-mid range unit for basic furnishings and minimal accessories.

It taught us basic troubleshooting techniques.If you are in any way handy at all, and can operate a Volt/Ohmmeter you can troubleshoot the system and you'll discover that many, if not most problems are NOT air conditioning problems but ELECTRICAL problems.By knowing how to troubleshoot here's some of the things that I found bad and replaced myself:Bad exhaust fan motor, the one on the outside unit.
