If on paper it's a, say 10 cap, and it has 10yr+ old flat roof, 10yr+ laundry machines, no updates since 90's/80's, worn carpets, old boilers, aged entry systems.... your NOT buying a deal, your buying a maintenance time-bomb!

When speaking to other people in my area who flip with investors they suggest two things-1- Investor pays all costs and splits profit 50/502- Investor only pays a percentage of total cost including renovations and see a flat rate return on their money once sold (10-20%)My question is what do you think works best?
