When talking to the local appraisers, I was expecting to pay for the full/traditional approach and not getting a one-off version - just couldn't find anyone to do it.

My Airbnb is set up as a separate company (different property, not in my LLC) , as the Pro version allows me to run 5 companies. 

This is another version of an old debate in a  new region.

I have used the easy route in the past by buying a fill-in form from the web, but I have an addendum sheet I wish to add, as well as some other areas for initialing by the renter in the standard version.

Some won't release their documents in word format, which takes forever for us to handwrite comments, then check their revised version to see if they incorporated all of the comments.

Buy the SPX if you can afford it or the ETF version
