Move to St Johns if you can afford it,especially Durbin Crossing/Nocatee.I live there.Your kids will thank you.I loved Ponte Vedra Beach as well but it appeared even more expensive than St Johns in general at the time.But absolutely do most of your investing 30 minute north in Riverside/St Marco/Murray Hill.

the purpose of this post is for wholesalers to not waste buyers and sellers time by just going around putting houses under contract.When I did this in the beginning it frustrated my buyers because they did not want to buy a property that had lots of liens because they will kill the deal Just trying to inform other people getting into this business Other wholesalers in my area do this and when buyers find out that the property for sale has all these issues with title they will post buyer beware ads calling the wholesaler a scammer If you are trying to run a business do NOT do this In my opinion this is what is giving wholesaling a bad name

This is to protect you from day 1 not being deeply under water.Seller financing is better if you won';t qualify for a bank mortgage, some times the seller will ask for less down than a bank.Bank financing is always cheaper, lower interest rate, price is always verified by an appraiser, but you need to go through the frustrating closing process of under writing all your doc.

You don't need to be an attorney but you do need to know applicable laws.Sounds like you can afford an attorney, don't jump into investor strategies without asking one, if you're not an accountant, find one familiar with real estate, we have some here on BP.
