I would think you could find a local agent who would list it for what redfin advertises or close.

I have seen a lot of advertising lately for Keller Williams.

Then when you start advertising rents be aggressive and start high. 

So I am looking to start my first ever direct marketing campaign. 

Make sure you advertising is creative and effective. 

If you're curious if this is possible, do a "test" advertising on craigs list and see how many responses you get for the singles vs someone renting the entire location out.For my perspective the extra $200 per month would not be worth the hassle unless the market catered to that (i.e college type town).
