If you have serious cracks with large gaps or it is uneven, then you might want to consider some options, but it sounds like your problems are not big.I would consider doing the paint job if the current paint is bad or the color is ugly. 

I feel for the OP as far too many first time buyers get into these 203K type deals where they are purchasing retail then spending 50-100k or more with zero construction knowledgeOn a side note, we are in Key West for a month then heading to North Carolina for a wedding but we plan on spending a few days in Charleston. 

I am looking at buying and there are a couple listings that have multiple units and I want to protect my investment by buying both but we are using an owner occupied VA loan and I would want to actually close on the sister property after we get the first BRRR finished.  

Wear-n-tear may increase with higher occupancy, but it can't easily be measured and quantified, so leave that bit alone.

I was thinking the same thing, maybe it's inflated due to excitement and might drop after the novelty wears off.
