So I have been doing my research into markets and have settled on looking in the Kansas City Market since I have personal connections there and it seems to have great ROI. 

ARVs pushing right up toward the median now, so you really have to go subdivision by subdivision, or even street by street, to get a feel for which areas are rental areas and which might be better for low end flips.

If they were fully-updated, might get $1,000.Problem with Kettering is that rents are not significantly higher than in the City of Dayton, but the taxes most certainly are. 

In some cities, as high as 4%.  

You might also want to go down to the city's zoning department and try to talk to someone there.

City find out that I install without permit (nobody stay at home by that time), then he gave me a violation notice. after I received it, I took it out. 

Just bought a fourplex in palm city his inspection was very thorough and his report was great.
