It will be a good investment in the long haul and allow you to use leverage of OPM.

getting a Real Estate License is not that difficult, and the education you will get will be beneficial,  if you are a hustler you can make a ton of money just selling houses, and if you want to wholesale you can give a seller the option to list if wholesaling wont fit. 

I've started to lurk in the forums recently and its been pretty educational. 

It's been very educational scrolling down every thread title updated in the prior few hours, and clicking on the ones that interest me, to read responses from others, to learn, and to reply if deemed relevant (with occasional humor thrown in).

So you have no leverage.

I am currently learning real estate, reading books, and getting the education needed to implement my desired strategy.

We have began Youtube Video's providing home owners, buyers, and sellers educational pieces in all areas of Home life.

However mistakes here are costly.Getting the right education is the key to your success.

I have also seen some crazy schemes proposed recently using trusts and lending that I will steer well clear of as well.Bottom line, options are still a great way to earn an excellent return because of the leverage aspect, but it had better be legit.

And I didn’t start out with much money - I looked for every creative way I can to find properties for little to no money down, using hard money loans, contract for deeds, private funding, and leveraging my retirement accounts.
