You might be able to fit a Cat in there if you remove one of the walls. 

Ryan,IF you're going to buy long distance, you need someone you can trust, to find the right properties that fit your criteria.

If it's a contractor I trust and a tenant that is reasonable, I might have them arrange a mutually agreeable time, but for the most part I just fit the repair into MY schedule. 

I have someone who will fit your needs.

The best thing is always the thing that fits with you and what you bring to the table.

I dont fit the bill you described exactly but back when we started in REI, my wife and I had full time jobs and a house with a mortgage as well as plans for kids in the not too distant future.

I'd ask her to set you up with email notifications for properties that just come on market that fit your investing criteria (condos, multi-family, REOs, 3+ bedroom houses, 2+ bathroom houses, ect).
